This Indenture made the twenty sixth day of August in the year of our Lord one thousand eight hundred and sixteen- Between Robert Kerlin and Hannah his wife of Frederick County and state of Virginia of the one part and Patrick Duncan of the other part witnesseth that the said Robert Kerlin for and in consideration of the sum of seven hundred Dollars current money of Virginia unto him in hand paid by the said Patrick Duncan at or before the sealing and Delivery hereof this receipt whereof he doth hereby acknowledge and thereof doth release requit and discharge the said Patrick Duncan his heirs Executors and administrators by these presents the said Robert Kerlin and Hannah his wife have granted bargained sold aliened enfeoffed released and confirmed and by these presents do grant bargain sell alien enfeoff and confirm unto the said Patrick Duncan his heirs and assigns a certain piece or

land situate lying and being in the County of Frederick adjoining * Devatt Holbarger* on a drain of Cedar Creek and bounded as follows Beginning *at* a white oak corner to said Holbarger by a drain thence North forty degrees West Two hundred poles to a white Oak by the * former* Road thence north fifty eight degrees West one hundred and sixty poles to some Chestnut oaks on the top of a hill called the * Furnace* hill thence with the same south sixty three degrees West One hundred and ninety two poles to said * Holbargers* corner thence with the same south fifty degrees east One hundred and fifty Two poles to the Beginning containing one hundred and forty seven Acres be the same more or less which said tract of land was granted to Jacob Bower by a patent from Edmund Randolph Governor of this Commonwealth dated August 26th 1788 and was devised to George Bower by the last will and Testament of Jacob Bower who was the father of the said George and the same was conveyed by the said George Bower and Caty his wife to Bennett Hall who conveyed the same to the said Robert Kerlin by Deed bearing date the 30th day of November 1812 now of record in the county Court of Frederick together with all and singular the rights improvements heredetements and appurtenances whatsoever thereunto belonging or in any way appurtaining and the reversions and remainders rents issues and profits thereof also all the estate right title interest use property claim and demand whatsoever of them the said Robert Kerlin and Hannah his wife in law or equity of and in the premises aforesaid and every part thereof, TO HAVE AND TO HOLD all and singular the premises with the appurtenances hereby granted unto the said Patrick Duncan his heirs and assigns to the only proper use and behoof of the said Patrick Duncan his heirs and assigns forever and the said Robert Kerlin hereby covenants for himself and his heirs that he is seized of good and indefeasible estate of inheritance in the premises and that he hath good right to Convey the same to the said Patrick Duncan in manner aforesaid and LASTLY that the said Robert Kerlin and Hannah his wife and their heirs all and singular the premises hereby granted with their appurtenances unto the said Patrick Duncan his heirs and assigns against the said Robert Kerlin and Hannah his wife and their heirs and all and singular and every other person and persons shall warrant and forever defend by these presents IN TESTIMONY whereof the said Robert Kerlin and Hannah his wife have hereunto set their hands and seals the Day and year first above written.
